By "Opting In" to or using the Text Message Service (as defined below) from Ranch Avenue Owners Association, you accept these Terms & Conditions.

This agreement is between you and Ranch Avenue Owners Association ("we," "our," or "us"), Ranch Avenue Village, Citrus Heights, CA.

1. Definitions

"Opting In," "Opt In," and "Opt-In" refer to requesting, joining, agreeing to, enrolling in, signing up for, acknowledging, responding to, or otherwise consenting to receive one or more text messages from Ranch Avenue Owners Association.

"Text Message Service" includes any arrangement or situation in which we send one or more messages addressed to your mobile phone number, including text messages (such as SMS, MMS, or successor protocols or technologies).

2. Eligibility

The Text Message Service is offered only to current residents of Ranch Avenue Village in Citrus Heights, California who hold a U.S. mobile phone number and are at least 18 years of age (or have parent or legal guardian consent). Submitting a sign-up request does not constitute enrollment; the Board verifies HOA membership before adding any number to the messaging program.

3. How to Opt In

You may enroll in the Text Message Service in either of the following ways:

Web Sign-Up: Complete the opt-in form at https://sms.ranchavenue.com, providing your full name, property address, and mobile number, and checking the consent box.
Email Request: Email board@RanchAvenue.com from your personal address with your full name, property address, and mobile number, and explicitly stating that you consent to receive HOA text messages at that number subject to these Terms.

By opting in through either method, you confirm that the mobile number you provided belongs to you and that you have the authority to consent to receive messages at that number.

4. Consenting to Text Messaging

By consenting to receive text messages from us, you agree to these Text Messaging Terms and Conditions, as well as our Privacy Policy, incorporated herein by reference.

5. E-Sign Disclosure

By agreeing to receive text messages, you also consent to the use of an electronic record to document your agreement. You may withdraw your consent to the use of the electronic record at any time by replying STOP.

6. Program Description

By opting into the Ranch Avenue Owners Association messaging service, you agree to receive recurring informational text messages from us. These may include:

Maintenance and community alerts (e.g., gate repairs, pool closures, landscaping notices)
Quarterly HOA dues reminders
Board and community meeting notifications
Customer support responses to questions you send us

We do not send marketing or promotional messages through this service.

7. Message Frequency

You can typically expect to receive up to 5 messages per month. Message frequency may vary based on HOA activity and your interactions with us.

8. Message & Data Rates

Ranch Avenue Owners Association does not charge you for messages sent or received through this service. However, standard message and data rates may apply from your wireless provider. Ranch Avenue Owners Association is not responsible for any charges incurred from receiving or sending text messages.

10. Opt-Out Instructions

You may cancel the SMS service at any time by replying with any of the following keywords to any message we send you: STOP, QUIT, END, REVOKE, OPT OUT, CANCEL, or UNSUBSCRIBE.

After we receive your opt-out request, we will send you a one-time confirmation text to confirm you have been unsubscribed. After that confirmation, you will no longer receive SMS messages from us. To rejoin, simply sign up again as you did initially.

11. Privacy

We respect your privacy. We only use information you provide through this service to transmit your mobile messages and respond to you. Mobile opt-in information and consumer data will not be shared with third parties or affiliates for marketing or promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

12. Changes to These Terms

We may update these Terms & Conditions from time to time. The "Last Updated" date at the top of this page indicates when the most recent revisions were made. Continued use of the Text Message Service after such changes constitutes acceptance of the updated Terms.
